    I’ve never had anybody go more than two months late on the rent who ever paid a nickel after that point. Not once.
    Each one of them was “going to pay tomorrow” the entire time, each with a sob story. One showed up in a NEW CAR!

    Tip for all landlords: never, ever let the rent be late for more than a week without sending a written notice. When they get to be more than a month past due, you’re screwed. Roomates with written agreements should do the same. It’s not personal; it’s business.

      Or you can be like my landlord – charge a trustworthy tenant an extra $60 for slipping the rent check in the morning after rent was due because the tenant’s mind was elsewhere when hurricane Sandy struck the night before. And then don’t cash the check for another billion years.

      It turned out (the one time I spaced and then wasn’t sure if I’d sent in the rent) that my landlord only checked the mail twice a month and couldn’t tell me whether it had arrived. Which explains why they regularly weren’t cashed until 3 weeks after rent was due. I guess.
